Building a Lifestyle that lasts a lifetime

The architectural language of the Bakubung Villas has been developed byrenowned Architect Paul Visagie of SKM Architects to sit comfortably in the landscape. The use of thatch and earthy toned external wall finishes ensure the villas blend into and compliment the natural bush and rocky outcrops of the ever popular Pilanesberg National Park.

Mountain and valley villas are positioned to maximize the unique experiences of the different terrains, with both options offering spectacular views.

The villas have been designed as individual bush lodges, where modern lines, thatch and timber find their optimum balance.

The villas can be completely opened up to the bushveld views whilst retaining good privacy and offering high quality indoor /outdoor living to the standards one would only expect from a Legacy property.

The Developer through the Architect will have control and execute the internal and external finishes to the Villas including, but not limited to, the finishes as listed below.

  • External wall and roof finishes,
  • All windows and doors of either aluminium or timber,
  • External and internal sills,
  • Internal floor finishes to the Villas per the proposed design by the Interior Designer and Architect,
  • External floor finishes to covered and open terraces, patios and walkways per the proposed design by the Interior Designer and Architect,
  • Ceilings both internally and externally where applicable,
  • Internal wall finishes per the proposed design by the Interior Designer and Architect,
  • Kitchen and bedroom cupboards per the proposed design by the Interior Designer and Architect,
  • Kitchen counter tops and vanity tops per the proposed design by the Interior Designer and Architect,
  • Electrical Installation per the design by the Electrical Engineer. Light fittings to be selected by the Interior Designer and Architect,
  • Plumbing Installation per the design by the Wet Services Engineer. Sanitary Fittings to be selected by the Interior Designer and Architect,
  • Pergolas and any similar shading or screening per the Architects details
  • Swimming Pools per the Architects details,
  • Landscaping falling within the individual plots and general landscaping to the development will be done on a design and supply basis with a renowned landscaping contractor in accordance with the Management Association's Guidelines,
  • All other finishes not within the Villa section, pathways, roadways, etc.

1. General

All items noted in this document and displayed on the story boards are an indicative example of the proposed products, finishes, colours, patterns, etc. These may be subject to change outside of the control of the Developer by way non-availability, discontinuation of products, or the like. The final selection will be at the sole discretion of the Architect, and the Interior Designer where relevant.

Should any discrepancy exist between the sales documentation, artist impressions, perspectives or the drawings forming part of the agreement on the one hand and this finishes specification schedule on the other hand, thespecification contained in this schedule will prevail.

Dwellings will be erected in compliance with the provisions of the NHBRC (The National Building Regulations), all Local Authority regulations and by-laws and in compliance with Management Association Design Code.

2. Foundations and Structure

Construction of all foundations,surface beds, columns, beams, slabs and other structural elements will be in accordance with the design and specifications of the structural engineer. Structural work will be designed to be constructed in the most suitable construction methods for the existing ground and environmental conditions,

External and internal walls will be constructed of cement stock bricks.

3. Specialised Finishes

All finishes will be as per the Architect drawings and as specified herein or on the Interior Designer's story boards.

4. Internal Wall Finishes – Plaster

Other than where wall tiling is specified, all internal walls will have one coat wood floated textured finish as specified by the Architectfinished withPlascon Double Velvet or equivalent paint finish selection, the colour/s of which will be displayed on the Interior Designer's story boards.

Window cills will be plastered and painted as per the Internal Wall Finishes.

The extent of the wall tiling will be reflected on the Architect's drawings. All tiles are selected by the Interior Designer and aredisplayed on the Interior Designer's story boards.

  • Shower walls will be tiled to full ceiling height
  • Splashbacks behind the bath/basin will be tiled where appropriate
  • The area between the kitchen counter top and the top kitchen cupboards will be tiled.
  • Where no tiles exist in the kitchen, a splashback will be provided as specified on the architect's drawings

5. Doors and Frames

  1. Front Door
    The front door shall be under the control of the Architect. This shall be a solid purpose made hardwood door, frame and architrave, fitted with suitable ironmongery.

    All door ironmongery and furniture will be equal to the sample as displayed on the Interior Designer's story boards.

    A spy-hole will be placed at an appropriate level on the door.

  2. Internal Doors
    All internal doors shall be 2032 high semi-solid flush panel doors in solid Meranti frames with architraves, as specified by the Architect.

    The finish to all internal doors, all ironmongery and door furniture will beas selected by the Interior Designer and as shown on the Interior Designer's story boards.

6. Floor Finishes and Skirting

Internal floor finishes in carpet and or tile will be as reflected on the Architect's drawings.

External terraces and patios are to be finished in tile as reflected on the Architect's drawings.

Pool decks to be in reconstituted, engineered decking as indicated on the Architect's drawings.

All floor finishes will be as selected by the Interior Designer and as shown on the story boards.

Skirting's, to a height of 100mm will be fitted as reflected on the Architect's drawings to suit floor finishes.

9. Ceilings & Cornices

Ceilings will be detailed on the Architect's reflected ceiling plan drawings.

Ceilings will either be plastered soffits of concrete slabs above or will comprise suspended plasterboard finished with a smooth skim coat plaster.
Feature plastered bulkheads per the Architect's reflected ceiling plans.

All ceilings will be painted with two coats white PVA paint.

A moulded and profiled cornice or shadowline cornice, as specified by the architect, shall be provided at the intersection of all walls and ceilings, a sample of which will be shown on the Interior Designer's story boards.

10. Plumbing

  1. Sanitaryware and Brassware
    Sanitary ware will generally comprise the following:
    • High quality porcelain basins as selected by the Architect and Interior Designer,
    • High quality porcelain wc's as selected by the Architect and the Interior Designer,
    • High quality, luxury baths as selected by the Architect and Interior Designer,

    Brassware will generally comprise the following:
    • High quality kitchen taps, basin taps, bath mixers, faucets, waste outlets, shower mixers and roses to be of a quality equivalent to Hans Grohe or similar,

    Kitchen sink to be of a quality equivalent to Franke or similar,

    All sanitary ware and brassware will be specified by the Architect and the Interior Designer andwill be shown on the Interior Designer's story boards.

  2. Hotwater Reticulation
    The hot water supply will be provided within the unitthrough the use of energy efficient heat pumps.

11. Balustrading

Internal and external balustrading will be a combination of mildsteel, timber and steel cabling and as designed by the Architect and as depicted on the Interior Designer's story boards.

12. Air Conditioning

All bedrooms to be air-conditioned by way of a 12,000btu split unit (Samsung or equivalent as approved by the Mechanical Engineer).

The bathrooms and guest toilet will be mechanically ventilated by means of extract fans and ducting systems, the air being discharged to the atmosphere.

The stove canopy extract systems will be fitted above the hob in the kitchen.

All bedrooms, lounge and dining areas will be ventilated by way of mechanical ceiling fans.

13. Fire Protection

Hose reels, hydrants, extinguishers and smoke detection will be provided to comply with all Regulatory Bodies and the National Building Regulations,

14. Security

All Villas fall within the security and game fence line of Bakubung Bush Lodge and as such fall under the ongoing security operations carried out by the lodge,

15. Electrical Reticulation and Low Voltage Installations

Each villa will have one single phase distribution board (normal section 40A (8kVA), Each Villa will be individually metered.

Power Points Provided:
  • Main Bedroom – 3No double socket outlets,
  • Other Bedrooms – 2No double socket outlet,
  • Lounge / Dining Areas – 4No double socket outlets,
  • Kitchen – 1No stove point,
  • Kitchen –1No fridge point and 1No freezer point,
  • Kitchen – 1No isolated extractor point,
  • Kitchen – 3No double socket outlets above work surfaces,
  • Kitchen – 1No dishwasher point and 1No washing machine point.
Lighting Points Provided:
  • All lighting and switching to be per the lighting layouts as provided by the Architect and Electrical Engineer,
  • All recessed downlights will be of the LED type as selected by the Architect,
  • Decorative lighting, wall sconces, chandeliers, pendant lights and the like will for part of the Client's Furniture, Fittings and Equipment selection however the installation of these lights will be carried out by the Developer's appointed Electrical Contractor.
  • A master light switch will be installed at the entrance to each villa.
Kitchen Appliances Provided:
  • An eye level oven, gas hob and built in extractor fan will be provided to the Architect and Interior Designer's selection and will be to the quality of Bosch / Siemens or similar.

16. Television and Telephone Outlets

  1. Television outlets will be provided as follows:
    1No in the Lounge,
    1No to each bedroom.

  2. Television Reticulation
    Where villas are purchased for incorporation into the Legacy Hotels & Resorts Rental Pool, these villa's may require to be part of the Hotel Bouquet reticulation currently on offer at Legacy Hotels & Resorts. This will be an additional cost to the Client but will form part of the selected Furniture, Fittings and Equipment package.

  3. Telephone points will be provided:
    1No in lounge/dining room and 1No in the main bedroom

  4. All villas will be serviced bya high speed fibre internet connection from the Bakubung Bush Lodge's fibre backbone. Charges will be levied by Legacy Hotels & Resorts on a usage basis.

17. Curtain Tracks

Curtain tracks, pelmets and blinds are regarded as Furniture, Fittings and Equipment and are excluded from the contract.

18. Bedroom Cupboards

Bedroom cupboards will be as reflected on the architect's drawings and shall be constructed of Melamine carcasses fitted with doors, etc. and finished externally as selected by the Interior Designer and as reflected on the story boards.

19. Kitchen Cupboards and Counter Tops

The Kitchen will be as per the Architect's layout design.

Kitchen cupboards will be finished externally in line with the selections made by the Architect and Interior Designer and will be reflected on the Interior Designer's story boards.

Kitchen tops will be of natural stone as granite or of an engineered stone product per the Interior Designer's selection and as reflected on the story boards.

20. Vanity Cupboards and Vanity Tops

Bathroom vanity units and cupboards will be finished externally in line with the selections made by the Architect and Interior Designer and will be reflected on the Interior Designer's story boards.

Vanity tops will be of natural stone as granite or of an engineered stone product per the Interior Designer's selection and as reflected on the story boards.

21. Shower Doors

Shower doors shall be made of laminated safety glass in aluminium framesin line with all statutory glazing regulations and as specified by the Architect and in line with the specification followed for the five star offering at the Bakubung Hotel.

22. Bathroom Accessories

All bathroom accessories including but not limited to toilet roll holder's, spare toilet roll holder's, towel rails and coat hooks will be as selected by the Interior Designer and will be as displayed on the story boardsand in line with the specification followed for the five star offering at the Bakubung Hotel.

23. Hotel Rental Pool

Purchasers wishing to participate in the Hotel Rental Pool will be required to select from the finishes as specified by the Architect and the Interior Designer.
